How often is right
Monthly for lifts in heavy use, such as apartment towers, hospitals, malls and offices where the lift runs hundreds of cycles a day.
Quarterly for lighter use, such as a small commercial building or a residential lift serving a single family.
Cargo lifts in industrial settings often need monthly attention regardless of cycle count, because loading impact causes wear that time based schedules alone do not predict.
What a proper service visit includes
A genuine maintenance visit is not a signature in a logbook. It should cover the ropes and their tension, the brake and its clearance, door operation and safety edges, levelling accuracy at each landing, the machine and its lubrication, the controller and its connections, and a live test of the emergency communication and rescue device.
Levelling deserves particular attention. A car that stops slightly above or below the landing is the most common trip hazard in a building, and it is usually a symptom of brake or controller drift that will worsen.
Warning signs between visits
Call your service provider before the next scheduled visit if you notice unusual noise during travel, doors that hesitate or reopen repeatedly, a car that stops unevenly at landings, vibration that was not there before, or any burning smell. These are early symptoms, and acting on them is far cheaper than replacing a failed component.
